Why Does A First Time Home Buyer Need A Real Estate Agent

I meet very few first time buyer clients that start the home purchase process correctly--typically they start by browsing the Internet looking for homes.  A search engine is usually their guide or perhaps they move on up to some of the websites like Realtor.com and others.  An issue with that process is not that they are actively searching the homes, rather that they are only guessing at their target price point.   Why search for homes valued at $250,000 to $300,000 when they can only qualify for a less expensive home?  Why put yourself and your family in a situation where the family “falls in love” with a home only to find out it’s more than they can afford?

A real estate broker/agent has a pocketful of information that first time buyers need: 

a) we know the home purchase process and can answer all your questions

b) we are familiar with several lenders and we are ready to make preferred lender recommendations for new buyer clients

c) we are familiar with many different neighborhoods, school districts, shopping, medical and more throughout the area

d) we’ll ask a lot of questions that only the buyer clients can answer that help pinpoint exactly what they are looking for in a home

e) we have first access to new listings or price reductions (through MLS) and we can sort them by different categories (i.e., specific high school, middle school, number of stories and more)  

f) we can explain the contract and answer questions new buyers may have about it

g) we have recent sales information by subdivision so we can provide educated recommendations regarding an amount to offer (or not)

h) I walk through the process from beginning to closing the home, answering their questions as we move from one issue to the next. 

The examples listed above are only just the beginning.  We’ve been through many home purchases and each one is a bit different from the last.  There is so much more that goes into purchasing a home—viewing properties, selecting the perfect one, knowing what to offer on a home, recommendation for a home inspection, a home service warranty and on and on.  If you are in the San Antonio area, not currently working with a Realtor and would like to talk about purchasing a home, give me a call.  I’ll be happy to fill you in on the rest of the list!
